FINANCING

DEFERRED DOWN PAYMENT

To assist buyers with the cost of moving to your new company headquarters, VENTURE PROFESSIONAL CENTER offers a Deferred Down Payment program that allows companies to pay their 10% cash down payment over a three-year period.  This program is available to ALL companies regardless of the amount of the company’s mortgage.  The only requirement is that the total of the mortgage and the Deferred Down Payment does not exceed the purchase price of the property.  Contact our brokers for more details.

 

LEASE BUY OUT

When you purchase a business property at VENTURE PROFESSIONAL CENTER, we will take over all of your lease payments.  Your security deposit and any prepaid lease payments will be fully refunded to you immediately.  Here’s how we do it. We take 50% of your total remaining lease payments and add it to the purchase price of your new VENTURE PROFESSIONAL CENTER business property.  Since you’ll get a 20- to 25-year mortgage, the cost is spread over all those years, so the monthly financial impact is minimal.  We will pay the other 50% of your remaining lease payments.  This program is conditioned upon the terms of your lease.  In most cases, we can make it work.  Contact our brokers for more details.

A construction bid for the specified interior improvements is prepared for each property buyer to review.  Buyers may use the building’s general contractor to complete this work or any other preferred contractor.  Finished drawings are delivered to the City of Hercules for “plan check” and final approval, and the interior improvement construction commences immediately following the issuance of a Building Permit.  The SBA financing generally includes funds for standard interior improvements.  Ready for immediate occupancy.
